That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies G8 and Con 6 of the South Oxfordshire Local Plan.

That samples of the materials to be used for the roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies G8 and Con 6 of the South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors, rainwater goods, external flues and extract fans has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policies G8 and Con 6 of the South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference NDP/577.4A all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the South Oxfordshire Local Plan.

That details of surface water drainage works for the car parking areas shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health and to avoid pollution in accordance with Policy G17 of the South Oxfordshire Local Plan.

That a scheme for the landscaping of the site including the planting of live shrubs, treatment of the access areas and hardstandings, the provision of fencing including the frontage of the site and any new walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policy G9 of the South Oxfordshire Local Plan.

That car parking spaces numbered 5 and 44 on the submitted plan reference NDP/577.4A shall be kept and made available for the needs of disabled people at all times and labelled accordingly. Reason: In order to address the needs of disabled persons and in accordance with Policy G12 of the South Oxfordshire Local Plan.
