That the materials to be used for the external walls and roof of the utility room and for the brick plinth of the conservatory shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the area in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
