That having regard to its excessive size and bulk and to the inappropriate details of design, the proposed extension would fail to respect the modest character and appearance of the existing property and would result in an intrusive from of development in this locality which lies within an Area of Great Landscape Value. As such the proposal would be contrary to policies C3 and H12 of the Council's adopted South Oxfordshire Local Plan and to the advice given in the Council's adopted South Oxfordshire Design Guide.
