Conditions / Refusal Reasons
That notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987, and the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting those orders with or without modification) the buildings edged red on drawing MC.3 accompanying the application shall be used only for cabinet making and joinery purposes, and for the design and fabrication of wooden buildings within Use Class B1c and for no other use whatsoever, without the prior written consent of the Local Planning Authority. Reason: That the approved uses have been found to be acceptable in this location due to their small scale and low intensity, and any other use of the buildings within the same use class will require further detailed consideration by the Local Planning Authority in accordance with Policies E4 and E6 of the South Oxfordshire Local Plan.

That the permission hereby granted shall enure for the benefit of Heart of Oak and Martin Leighfield only whilst in occupation of the site and shall not enure for the benefit of the land or for any other persons or businesses whatsoever. Reason: That the uses hereby approved are only acceptable in this location because of the special circumstances of the applicants and the nature of their business and any other uses of the building and land would require further detailed consideration by the Local Planning Authority in accordance with Policies E4 and E6 of the South Oxfordshire Local Plan.

That no part of the land and buildings shall be used for the sale of goods. Reason: To safeguard the character of the area and to limit traffic movements in accordance with Policies G10 and E6 of the South Oxfordshire Local Plan.

The uses hereby approved shall be carried out on the area defined by the drawing numbered MC3 accompanying the application only, and no further expansion of the use onto adjoining land shall occur without the prior grant of planning permission on a formal application thereof. Reason: The uses hereby approved has only been found to be acceptable due to their small scale and relatively low-key nature. Any further expansion would require further detailed consideration by the Local Planning Authority in accordance with Policies E4 and E6 of the South Oxfordshire Local Plan.

That no work shall take place at the premises except between the hours of 8.00 and 1800 on Mondays to Fridays (excluding Bank Holidays) and 8.00 and 13.00on Saturdays. Reason: To ensure that the development is not unneighbourly in accordance with Policies G7 and E6 of the Council's adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference MC3 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That within 28 days of the date of this permission, details of the drainage works for the parking areas shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the approved works shall be implemented within 3 months of the date of this permission. Reason: In the interests of public health in accordance with Policy G7 of the South Oxfordshire Local Plan.
