That having regard to the size, bulk and form of the proposed extension to provide first floor accommodation the proposal represents an unacceptable form of extension that overwhelms the existing building and does not relate well to its modest character and appearance. Consequently, the proposal detracts from the visual amenities of the area and the Chilterns Area of Outstanding Natural Beauty. As such the proposal would be contrary to Policies G1, C2 and H12 of the adopted South Oxfordshire Local Plan.
