Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the building. Reason: To ensure that the details of the development are satisfactory and to comply with policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the building shall not be occupied until the parking provision has been constructed, surfaced and laid out, as shown on drawing no. 862902; and such parking provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to comply with policy G10 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first use of the building the access improvements shown on drawing nos. CFW/02/01 and CFW/02/02 shall be carried out and the access shall thereafter be retained. Reason: In the interests of highway safety and to comply with policy G10 of the Council's adopted South Oxfordshire Local Plan.

That the open areas surrounding the building as shown on drawing 862902 shall be used for parking of vehicles, loading, unloading, manoeuvring and amenity/landscaping purposes only and no storage, industrial or other business use shall take place other than inside the building. Reason: To protect local amenities in accordance with policy C2 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of any work in connection with the use hereby permitted details of the drainage system to serve the access road shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the approved drainage work system shall be implemented prior to the first use of the building for Class B2 purposes. Reason: In the interests of public health and to avoid pollution in accordance with policy G17 of the Council's adopted South Oxfordshire Local Plan.
