That having regard to its excessive size, bulk and to its inappropriate details of design, the proposed extension would dominate the existing property and fail to respect its modest character and appearance. Furthermore, the proposal would represent an intrusive form of development that would detract from the visual amenities of the locality which lies within the Chilterns Area of Outstanding Natural Beauty. As such the proposal would be contrary to policies C2 and H12 of the Council's adopted South Oxfordshire Local Plan and the advice given in the Council's adopted South Oxfordshire Design Guide.
