Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area in accordance with policies H12, C2 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That the garage doors shall be side hung and constructed with vertical dark stained timber boarding; and shall thereafter be retained as such. Reason: To ensure that the details of the development are satisfactory in accordance with policies C2 and CON10 of the Coucil's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no openings shall be created in the walls or the roof of the garage hereby permitted other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with policy G8 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a scheme for the disposal of foul sewage together with any relaying of the land drainage system has been submitted to and approved in writing by the Local Planning Authority. Thereafter the approved scheme shall be implemented prior to the first use of the garage hereby permitted. Reason: In the interests of public health and to avoid pollution in accordance with policy G8 of the Councils adopted South Oxfordshire Local Plan.

That the garage hereby permitted shall only be used for purposes incidental to the occupation of Old Peppard Farmhouse and the building shall not be used for any commercial or business purpose whatsoever or occupied separately as a separate unit of accommodation. Reason: To safeguard the character of the area and to protect local amenities as a separate unit of accommmodation or business or commercial activity would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy contrary to polices H6 and E6 of the Council's adopted South Oxfordshire Local Plan.
