That the extension by reason of its design and, in particular, the incorporation of an inappropriate timber balustrade feature would be out of keeping with the character of the dwelling and would detract from the appearance of the street scene. As such the proposal would conflict with the provisions of the Council's South Oxfordshire Local Plan particularly policy H12.

That having regard to the provision of the large first floor roof terrace the extension would be detrimental to the amenity of neighbouring properties particularly on the account of the loss of privacy it would cause. As such the proposal would be contrary to the provisions of the Council's South Oxfordshire Local Plan particularly policy H12.
