The proposal to add a two storey extension to the existing bungalow in the form and of the design proposed, represents an incongruous and inappropriate form of development that does not relate well to the small scale character of the existing building and would detract from the character of the dwelling and the visual amenity of the area which lies within the Area of Great Landscape Value. As such the proposal would be contrary to Policies G1, C3 and H12 of the adopted South Oxfordshire Local Plan and to the advice contained in section 4.6 of the South Oxfordshire Design Guide.

The existing building lies within an area of land liable to flood, as such the proposed development would be at direct risk of flooding and would increase the risk of flooding elsewhere contrary to Policy G16 of the adopted South Oxfordshire Local Plan.
