That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the existing building in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development details of the construction of, and the treatment to, the junction between the flat roof and pitched roof shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the building and to secure a satisfactory appearance in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
