Conditions / Refusal Reasons
That the proposed development, the single storey extension to the rear, shall be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof of the single storey rear extension shall be of the same colour, type and texture as those used on the existing dwelling. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the close boarded fence on the eastern boundary of the application site shall be retained at a height of not less than 1.8m unless otherwise agreed by the Local Planning Authority in writing. Reason: To safeguard the character of the area in accordance with Policy C2 of the Council's adopted South Oxfordshire Local Plan.
