That having regard to the size of the plot in relation to others in the immediate vicinity on Wayside Green, its position at one of the entrance points to the estate and to its original function to provide an open spacious setting to the housing development, the proposal for a new dwelling on the site represents a cramped form of development that would detract from the open and spacious character of the area in general. As such the proposal would be contrary to Policies G1 and H4 of the adopted South Oxfordshire Local Plan.
That, having regard to the size and depth of the private garden areas for 2 Wayside Green and the proposed new dwelling and their relationship with the boundary trees at Cairngorm to the south of the site, the proposal represents an unacceptable form of development providing unsatisfactory standards of environmental and residential amenity for the occupiers of both the existing and the proposed dwellings and which would be out of keeping with other similar dwellings in the vicinity. As such the proposal would be contrary to Policies G1, H4 and H11 of the adopted South Oxfordshire Local Plan.
