Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works carried out to secure the safety and stability of the listed building during the alterations, and to provide protection for the building against the weather during the progress of works. Reason: To secure the safety and stability of the listed building in accordance with policy CON6 of the Council's adopted South Oxfordshire Local Plan.

That the demolition and works carried out in pursuance of this consent shall be in accordance with the demolition phasing shown on drawing number 9501/8 rev. B and the schedule of works submitted as part of the application unless otherwise agreed in writing with the Local Planning Authority. Reason: To secure the safety and stability of the listed building in accordance with policy CON6 of the Council's adopted South Oxfordshire Local Plan.

That prior to works commencing samples of all materials to be used for the external walls and roofs, which shall include plain clay tiles, shall be submitted to and approved in writing with the Local Planning Authority. Reason: To ensure the details of the works are satisfactory in accordance with policies H12, CON6, CON7 and C2 of the Council's adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows, doors, rainwater goods and external walls and fencing has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure the details of the works are satisfactory in accordance with policies H12, CON6, CON7 and C2 of the Council's adopted South Oxfordshire Local Plan.

That the garage doors shall be side hung and constructed with vertical dark stained timber boarding; and shall thereafter be retained as such. Reason: To ensure the details of the works are satisfactory in accordance with policies H12, CON6, CON7 and C2 of the Council's adopted South Oxfordshire Local Plan.

That the materials to be used for the making good of the walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policies H12, CON6, CON7 and C2 of the Council's adopted South Oxfordshire Local Plan.
