That, having regard to its bulk, massing and design details, the proposal represents an incongruous form of extension that does not relate well to the design, scale and proportions of the existing dwelling and would detract from the character of the existing building and the visual amenity of the Chilterns Area of Outstanding Natural Beauty. As such, the proposal would be contrary to Policies G1, C2 and H12 of the adopted South Oxfordshire Local Plan and the advice contained in Section 4.6 of the South Oxfordshire Design Guide.
