Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory and to accord with
policies G8, C2 and CON7 of the Council's adopted South Oxfordshire Local Plan.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Ladygrove Cottage as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: The use of the building as a separate residential unit would be contrary to policy H6 of
the Council's adopted South Oxfordshire Local Plan.
That the car shelter hereby permitted shall be retained and kept available for car parking/car storage purposes.
Reason: The erection of any further buildings for garaging purposes would be likely to be
detrimental to the setting of the listed building and therefore conflict with policy CON7 of
the Council's adopted South Oxfordshire Local Plan.
That prior to the first use of the new building, the existing shed/garage shall be demolished, as specified in the application and the resulting materials shall be removed from the land.
Reason: An accumulation of outbuildings on the site would be detrimental to the setting of the
listed building and be contrary to policy CON7 of the Council's adopted South
Oxfordshire Local Plan.
