That having regard to the size, design and bulk of the proposed dormer windows on the rear elevation, their position on the roof slope and prominence of the rear of the building, the proposal represents an unacceptable form of development that detracts from the character and appearance of the existing building and the visual amenity of the area in general. As such the proposal would be contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan and the advice contained in Section 4.4.8 of the South Oxfordshire Design Guide.

That having regard to the symmetry of this group of six properties and their prominent and elevated position in relation to Gallowstree Road, the proposal to extend across the full frontage of this property represents an unacceptable form of development that detracts from the character and appearance of 1-6 Chiltern Bank and the visual amenity of the area in general. As such the proposal would be contrary to Policies G1 and H12 of the adopted South Oxfordshire Local Plan and advice contained within Section 4.4 of the South Oxfordshire Design Guide.
