That having regard to the excessive size of the extension and the details of its design the proposal would result in an incongruous and inappropriate form of development which would fail to respect the modest scale and character of the existing dwelling and would fail to conserve and enhance the special character and appearance of the area, which lies within the Chilterns Area of Outstanding Natural Beauty. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies C2 and H12 and advice in the Council's adopted South Oxfordshire Design Guide.
