Conditions / Refusal Reasons
That the building lies within an area of land liable to flood and the proposal would both be at direct risk of flooding and would increase the risk of flooding elsewhere. As such the proposal would be contrary to policy EN12 of the Oxfordshire Structure Plan and policy G16 of the Council's adopted South Oxfordshire Local Plan.

That having regard to the excessive size and bulk of the proposed extension and to its inappropriate details of design, the proposed extension would fail to respect the modest and simple character and appearance of this riverside property and would result in an intrusive form of development which would fail to conserve or enhance the character and appearance of the locality which lies within an Area of Great landscape Value. As such the proposal would be contrary to the advice given in the Council's adopted South Oxfordshire Design Guide and policies H12 and C3 of the adopted South Oxfordshire Local Plan.

That having regard to the location of the first floor window in the western (side) elevation of the extension and to insertion of windows in the western and eastern (side) elevations of the existing property, the proposal would result in overlooking of the private rear garden areas of the adjacent properties to the detriment of their residential amenities. As such the proposal would be contrary to the advice in the Council's adopted South Oxfordshire Design Guide and policy H12 of the Council's adopted South Oxfordshire Local Plan.
