Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To safeguard the character of the area and to accord with policies G8 and CON10 of the
Council's adopted South Oxfordshire Local Plan.
That no apartment shall be occupied until space has been laid out within the site for vehicles to be parked as shown on drawing no. 612.23; and such parking space shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect
local amenities and to accord with policy G10 of the Council's adopted South
Oxfordshire Local Plan.
That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area and to accord with policy CON10 of the Council's
adopted South Oxfordshire Local Plan.
That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of public health and to accord with policy G17 of the Council's adopted
South Oxfordshire Local Plan.
That the development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors, rooflights and rainwater goods has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
policies G8 and CON10 of the Council's adopted South Oxfordshire Local Plan.
That prior to the commencement of the development a scheme for the treatment of the amenity space shall be submitted to and approved in writing and the scheme shall be implemented prior to the first occupation of the apartments hereby permitted.
Reason: To ensure that the apartments are provided with an acceptable standard of residential
amenity in accordance with policy H11 of the Council's adopted South Oxfordshire
Local Plan.
