Conditions / Refusal Reasons
That the application proposes the erection of a replacement dwelling outside the built-up area of a town or village. The proposed dwelling would be greater in size than the existing building. In addition it is considered that the design proposed would be inappropriate and would result in an incongruous form of development that would be detrimental to the character and appearance of the Chilterns Area of Outstanding Natural Beauty. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies C2, H6 and H16, the South Oxfordshire Local Plan 2011 First Deposit Draft, particularly policies C2 H6 and H12 and would not comply with guidance in the South Oxfordshire Design Guide and the Chiltern Buildings Design Guide.
That, having regard to the proximity of the proposed dwelling to beech trees that are the subject of a tree preservation order and to mature trees around the perimeter of the site, the Local Planning Authority is of the opinion that the proposed development would threaten the future of the trees to the detriment of the visual amenity of the Chilterns Area of Outstanding Natural Beauty. as such the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy C16 and the South Oxfordshire Local Plan 2011 First Deposit Draft, particularly policy C10.
