Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area in accordance with Policies G1, G5 and C1 of the adopted South Oxfordshire Local Plan.

No works or development shall take place until full details of all proposed tree and shrub planting, and the proposed time of planting, have been approved in writing by the Local Planning Authority, and all trees and shrubs planting shall be carried out in accordance with those details and at those times. Reason: To help to assimilate the development into their surroundings in accordance with Policies G1 and C1 of the adopted South Oxfordshire Local Plan.

If within a period of five years from the date of the palnting of any tree or shrub, that tree or shrub, is removed, uprooted or destroyed or dies, another tree or shrub of the same species and size as that originally planted shall be planted in the same place, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area in accordance with Policies G1 and C1 of the adopted South Oxfordshire Local Plan.

No development shall take place until details of the position of any hardstanding, parking and turning areas have been submitted to and approved in writing by the Local Planning Authority. Development shall be carried out in accordance with the aproved details. Reason: To safeguard the character of the area in accordance with Policies G1 and C1 of the adopted Sout Oxfordshire Local Plan.

No development shall take place until full details, to include noise specifications and associated structures, of motorised plant and storage facilities to be installed in conjunction with the polytunnels have been submitted to and approved in writing by the Local Planning Authority. The motorised plant and storage facilities shall be installed only in accordance with the approved details and thereafter retained as such. Reason: To safeguard the residential amenity of occupiers of nearby residential properties in accordance with Policies G1, G7 and C8 of the adopted South Oxfordshire Local Plan.

That there shall be no compost production on the site. Reason: To ensure that the development is not unneighbourly by the production of odour in accordance with Policies G1, G7 and C8 of the adopted South Oxfordshire Local Plan.
