Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the bedroom window in the south-west (side) elevation shall have a cill height of not less than 1.7 metres off finished first floor level. Reason: To protect the amenity of neighbours in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or doors shall be constructed in the south-west (side) elevation of the two storey side extension other than those expressly authorised by this permission. Reason: To protect the amenity of neighbours in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.

That prior to first occupation of the two storey extension hereby permitted the ground floor door to the kitchen and window to the cloakroom in the south-west (side) elevation and first floor window to the ensuite bathroom in the north-west (rear) elevation shall be obscure glazed and thereafter retained as such. Reason: To protect the amenity of neighbours in accordance with Policy H12 of the Council's adopted South Oxfordshire Local Plan.
