Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That no development shall take place until a plan showing the existing ground levels and proposed slab level of the dwelling hereby permitted has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area and to accord with policy G8 of the Council's adopted South Oxfordshire Local Plan.

That no development shall take place until a plan showing the position, design, materials and type of boundary treatments to be erected has been submitted to and approved in writing by the Local Planning Authority. The boundary treatments shall be completed in accordance with the approved details before the dwelling is occupied and thereafter retained. Reason: To safeguard the character of the area and to ensure that the development is not unneighbourly, and to accord with policies G8 and H11 of the Council's adopted South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: To protect local amenities and to accord with policies C16 and G9 of the Council's adopted South Oxfordshire Local Plan.

That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings and to accord with policy G9 of the Council's adopted South Oxfordshire Local Plan.

That, prior to the commencement of the development hereby approved, detailed specifications of the construction of the driveway and its precise alignment and the foundations of the dwelling and garage shall have been submitted to and approved in writing by the Local Planning Authority. Development shall thereafter be carried out in accordance with the approved details. Reason: To safeguard trees which are visually important and to accord with policy C16 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first use of the proposed driveway, the new means of access between the site and the highway shall be formed, laid out and constructed strictly in accordance with a scheme which shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of highway safety and convenience and to accord with policy G10 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of development details of the foul drainage disposal shall have been submitted to and approved in writing by the Local Planning Authority. Thereafter foul drainage disposal shall be carried out in accordance with the approved details. Reason: In the interests of public health and to avoid pollution in accordance with policy G6 of the Council's adopted South Oxfordshire Local Plan.
