That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policies G8, CON8, CON10 and CON15 of the adopted South Oxfordshire Local Plan.

That the garage doors shall be constructed with vertical dark stained timber boarding. Reason: To ensure that the details of the development are satisfactory in accordance with policies G8, CON8, CON10 and CON15 of the adopted South Oxfordshire Local Plan.

That the roots of the existing yew tree shall be protected whilst development operations are in progress in accordance with BS5837:1991. Reason: To safeguard the yew tree which is visually important in accordance with policy C16 of the adopted South Oxfordshire Local Plan.
