That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to works commencing on site details of the colour of wood stain to be used for the garden shed hereby approved shall be submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure the details of the development are satisfactory in accordance with policy C2 of the Council's adopted South Oxfordshire Local Plan.

That the floor slab of the shed shall be finished at existing ground level and any arising from excavation removed from the floodplain, with apertures in the side and rear walls from ground levels up to the March 1947 flood water level to allow free entry and egress of flood water and with gaps under the main door for the same purpose. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of floodwater storage capacity in accordance with policy G16 of the Council's adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the Council's adopted South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the Council's adopted South Oxfordshire Local Plan.

The shed shall be designed to allow it to be anchored/fixed to the ground. Reason: To prevent the shed being washed away, causing a danger to life and impedance of flood flows in accordance with policy G16 of the Council's adopted South Oxfordshire Local Plan.
