Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the first use of the site for B1(c), a scheme for position and the treatment of the front boundary of the site, with the A4074, shall be first submitted to and approved in writing by the Local Planning Authority. Such a scheme as agreed shall be implemented prior to the first use of the site for B1c purposes and shall thereafter be retained as such. Reason: To help assimilate the development into its surroundings in accordance with Policies C2 and G9 of the Council's adopted South Oxfordshire Local Plan.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health in accordance with Policy G6 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution in accordance with Policy G6 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first use of the premises, the parking and turning areas shall be constructed, surfaced and laid out in accordance with drawing 954/02A accompanying the application and thereafter retained for the parking and turning of vehicles by employees and visitors to the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the premises, excluding the dwelling and swimming pool, shall be used only for Class B1(c) and for no other purpose (including any other purpose in Class B1 of the Schedule to the Town and Country Planning (Use Classes) Order 1972, or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order). Reason: To safeguard the character of the area in accordance with Policies G7 and G10 of the Council's adopted South Oxfordshire Local Plan.

That the external storage areas shall be limited to the area specified on drawing 945/02A. Reason: To safeguard the character of the area and to protect local amenities in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That material shall not be stacked or deposited to a height exceeding 1.7 metres. Reason: To protect local amenities in accordance with Policy G1 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the use hereby approved the position of the proposed saw shall be agreed in writing by the local planning authority and shall thereafter be retained in the approved position unless otherwise agreed in writing by the local planning authority. Reason: To protect local amenities in accordance with Policy G7 of the Council's adopted South Oxfordshire Local Plan.

That no goods, plant or machinery (including motor vehicles) shall be stored, repaired, operated or displayed in the open except as may be agreed in writing with the Local Planning Authority. Reason: To protect local amenities in accordance with Policy G1 of the Council's adopted South Oxfordshire Local Plan.

That no work shall take place at the premises except between the hours of 7.30 am and 7.30 pm on Mondays to Fridays (excluding Bank Holidays) and 7.30 am and 2 pm on Saturdays. Reason: To ensure that the development is not unneighbourly in accordance with Policy G7 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the development hereby approved the Green Travel Plan deposited with the application shall be implemented and shall continue to be implemented. Within 6 months of the first occupation of the site the baseline assessment shall be carried out and the results submitted to the Local Planning Authority. Assessments shall then be carried out on an annual basis and forwarded to the Local Planning Authority. A shower shall also be provided within the site for the use by employees prior to the first use of the site. Reason: To reduce traffic in the area in accordance with Policies G10 and G11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first use of the site the remains of the petrol island shall be removed from the site. Reason: To protect local amenities and to safeguard the character of the area in accordance with Policies G1 and C2 of the Council's adopted South Oxfordshire Local Plan.

That there shall be no external lighting unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the character of the area, in the interest of highway safety and to protect local amenities in accordance with Policies C2 and G7 of the Council's adopted South Oxfordshire Local Plan.
