That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the historic character and setting of the Listed Building in accordance with Policies G1, CON7 and H12 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of the window, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the historic character and setting of the Listed Building in accordance with Policies G1, CON7 and H12 of the adopted South Oxfordshire Local Plan.

That the garage doors shall be constructed with vertical dark stained timber boarding. Reason: To safeguard the historic character and setting of the Listed Building in accordance with Policies G1, CON7 and H12 of the adopted South Oxfordshire Local Plan.

That the trees and shrubs shown to be retained shall be protected by means of fencing in accordance with the requirements specified in BS:5837 whilst development operations are in progress and the protection measures shall be implemented prior to the commencement of development. Reason: To prevent damage to the roots of the trees which are important in the local landscape in accordance with Policies G1 and C16 of the adopted South Oxfordshire Local Plan.
