That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roofs. Reason: To ensure that the details of the development are satisfactory and to protect the character of the listed building and the appearance of the area, which lies within the Chilterns Area of Outstanding Natural Beauty in accordance with Policies C2, C11 and CON 6 of the Council's adopted South Oxfordshire Local Plan

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to protect the character of the listed building and the appearance of the area, which lies within the Chilterns Area of Outstanding Natural Beauty in accordance with Policies C2, C11 and CON 6 of the Council's adopted South Oxfordshire Local Plan

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property the Chapmans Farm as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policies H4 and H11 of the Council's adopted South Oxfordshire Local Plan

That the office and studio shall be occupied and used only by the occupants of Chapmans Farm and shall not be occupied or used separately. Reason: To safeguard the character and amenities of the area, which lies within the Chilterns Area of Outstanding Natural Beauty, in accordance with Policies C2, C11 and CON6 of the Council's adopted South Oxfordshire Local Plan
