Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building unless otherwise agreed in writing with the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
policies H12 and C3 of the Council's adopted South Oxfordshire Local Plan.
That the two high level windows in the north west elevation of the extension hereby approved shall be glazed in obscure glass prior to the first occupation of the extension and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly in accordance with
policy H12 of the Council's adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north west elevation of the extension other than those expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly in accordance with
policy H12 of the Council's adopted South Oxfordshire Local Plan.
That existing ground levels on the site shall not be raised.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and
reduction of flood storage capacity in accordance with policy G16 of the Council's
adopted South Oxfordshire Local Plan.
That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and
reduction of flood storage capacity in accordance with policy G16 of the Council's
adopted South Oxfordshire Local Plan.
That openings and any associated grills to the under-floor voids shall be constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority before development commences.
Reason: To ensure that free passage of flood water through the under-floor voids of the
building is provided for in accordance with policy G16 of the Council's adopted
Oxfordshire Local Plan.
