That the erection of a dwelling in this location would lead to the subdivision of an otherwise well preserved burgage plot diminishing its historic interest and value. Furthermore the proposal would detract from the setting of adjoining listed buildings and would fail to preserve or enhance the character and appearance of the Henley-on-Thames Conservation Area contrary to the provisions of the Council's adopted South Oxfordshire Local Plan particularly policies G8, CON7, CON10, CON14 and CON15.
That the proposal would be detrimental to the amenity of No 32 Hart Street on account of its overbearing impact and the loss of privacy that it would cause. As such the proposal would be contrary to the provisions of the Council's South Oxfordshire Local Plan, particularly policies G8 and H4.
