Conditions / Refusal Reasons
That the proposed extension, by reason of its scale and excessive length, would dominate and overwhelm the listed building and would fail to respect its character and appearance, to the detriment of its special architectural and historic interest. Furthermore the proposal would detract from the setting of surrounding listed buildings and would fail to preserve and enhance the character and appearance of the Henley-on-Thames Conservation Area. As such, the proposals would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies CON6, CON10 and CON15.

That the extension by virtue of its size and rearward projection would be detrimental to the amenity of No 32 Hart Street on account of its overbearing appearance and the loss of light it would cause. As such the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy G8.
