Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That notwithstanding any indications as to these matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the buildings. Reason: To ensure that the details of the development are satisfactory and to accord with Policy G8 of the Council's adopted South Oxfordshire Local Plan

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area and to accord with Policy G1 of the Council's adopted South Oxfordshire Local Plan

That the additional bedroom accommodation hereby permitted shall be used only for guests of the New Inn on the basis of short term lets. Reason: Planning permission is granted for guest accommodation on the basis of the need for such accommodation in the District and its contribution towards supporting the viability of the public house in accordance with Policies TSM1, TSM2 and TSM6 of the Council's adopted South Oxfordshire Local Plan
