Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the buildings shall be constructed and finished in accordance with a schedule of materials and finishes (which shall include the use of natural slates or handmade plain clay tiles for the roof of the barn extension and hand made plain clay tiles for the roofs of the extensions) which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. The development shall thereafter be carried out in accordance with the approved details unless the Local Planning Authority agrees in writing to any variation. Reason: To ensure that the details of the development are satisfactory and to accord with policies G8 and C2 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors, rainwater goods and means of ventilation has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and that the development is not unneighbourly, in accordance with policies G1, G7 and G8 of the Council's adopted South Oxfordshire Local Plan.

That the brickwork shall be laid in Flemish bond. Reason: To respect the historic character of the building in accordance with policies G1 and G8 of the Council's adopted South Oxfordshire Local Plan.

That the letting bedrooms hereby permitted shall be occupied and used only in connection with the adjoining public house as guest accommodation and shall not be occupied or used separately therefrom or used as independent residential accommodation. Reason: Planning permission is granted for this accommodation to assist in the viability of the public house and separate residential accommodation would be contrary to policy H5 of the Council's adopted South Oxfordshire Local Plan and may compromise local amenities.

That the development shall not commence until details of a secure cycle storage facility have been submitted to and been approved in writing by the Local Planning Authority. Thereafter secure cycle parking facility shall be provided in accordance with the approved details prior to the first use of any of the extended accommodation hereby permitted. Reason: To accord with policies T5 and T6 of the Council's adopted South Oxfordshire Local Plan.
