Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building asthose used on the existing dwelling.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy H12 of the Council's adopted South Oxfordshire Local Plan.
That except for the glazed roof linking the garage to the house, the materials to be used for the roofs of the garage and house extensions shall be of the same colour, type and texture as those used on the existing dwelling.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy H12 of the Council's adopted South Oxfordshire Local Plan.
That the extension and garage extension hereby permitted shall remain as ancillary to the use of the existing dwelling as one residential unit and shall not be occupied separately.
Reason: As the separate occupation of the accommodation would represent an undesirable
sub-division of the property and result in inadequate standards of amenity and
privacy and to accord with Policy H12 of the Council's adopted South Oxfordshire
Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to
protect local amenities and to accord with Policy G11 of the Council's adopted
South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the east elevation of the extension to the dwelling or garage other than those expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly and to accord with
Policy H12 of the Council's adopted South Oxfordshire Local Plan.
