Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policies C3 and H12 of the Council's adopted South Oxfordshire Local Plan.

That no extension shall be occupied until space has been laid out within the site for 3 cars to be parked and for vehicles to turn so that they may enter and leave the site in forward gear. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the en-suite bathroom window in the western (side) elevation of the extension shall be obscure glazed and retained as such. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.
