Conditions / Refusal Reasons
That the site lies on the edge of development at Woodcote and the erection of a new dwelling on the site would result in the extension of the built up area of the settlement into the open countryside. In addition the erection of the dwelling and the construction of a new driveway would result in the loss of mature trees and threaten the future of other mature trees that contribute significantly to the visual amenity of the area. Therefore, the development would detract from the character and visual amenity of the locality which lies within the Chilterns Area of Outstanding Natural Beauty and would be contrary to the provisions of the Oxfordshire Structure Plan 2001, particularly policies G5 and EN1 and the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G5, C2, C18 and H6.
