Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That, no development shall take place until details of the materials and external finishes for the garage and store hereby approved have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policies H12 and C3 of the Council's adopted South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to the impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the Council's adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to the impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the Council's adopted South Oxfordshire Local Plan.

The garage shall be constructed with floor slabs at or below existing ground level and any arisings from excavation shall be removed from the floodplain. Reason: To prevent the increased risk of flooding due to the impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the Council's adopted South Oxfordshire Local Plan.
