That having regard to the size, bulk, height, design and massing of the proposed replacement dwellings and the siting of the garages at the front of the site, the development would represent an inappropriate, intrusive and suburban form of development which would be out of character with the more modest scale and appearance of dwellings along Bridle Road, which lies within the Area of Outstanding Natural Beauty. The development would therefore be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies H5, C2 and G8.

That, as a result of their size and siting, the dwellings would appear more intrusive and overbearing and result in reduced standards of privacy for the occupants of dwellings in Hocketts Close. In particular the dwelling on Plot 1 would appear overbearing and intrusive and would result in reduced standards of privacy for the occupants of No. 12 Hocketts Close. The development would be contrary to the Council's policies contained in the adopted South Oxfordshire Local Plan particularly policies H5 and G8.

That having regard to the proximity and juxtaposition of the dwelling on Plot 1 and No. 12 Hocketts Close the proposal would fail to provide adequate levels of privacy for the occupants of Plot 1. The development would therefore be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H11 and the Council's South Oxfordshire Design Guide Section 4.2.
