That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That notwithstanding any indications as to these matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the buildings. Reason: To ensure that the details of the development are satisfactory in accordance with policies G8, CON10 and TSM6 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policies G8, CON10 and TSM6 of the Council's adopted South Oxfordshire Local Plan.

That prior to the first occupation of the Wetherlodge hotel accommodation hereby permitted space for the parking of 7 vehicles shall be provided in accordance with drawing no 2118 P/08 accompanying the application and such parking spaces shall be retained thereafter. Reason: To ensure that some parking continues to be provided in accordance with policy TSM5 and G11 of the Council's adopted South Oxfordshire Local Plan.

That development shall not commence until details of all external ventilation, extraction and air conditioning equipment have been submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall only be carried out in accordance with the approved details. Reason: To ensure that the details of the works are satisfactory and to accord with policies G8, CON10 and TSM6 of the Council's adopted South Oxfordshire Local Plan.
