Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to accord with policies G9 and H12 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north (side) elevation of the extension. Reason: To ensure that the development is not unneighbourly and to accord with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected in accordance with BS5837:1991 during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area and to accord with policy C16 of the Council's adopted South Oxfordshire Local Plan.

That no soakaways shall be constructed such that they penetrate the water table, and they shall not in any event exceed 2 metres in depth below existing ground level. Reason: To prevent pollution of groundwater in accordance with policy G7 of the Council's adopted South Oxfordshire Local Plan.

That the bathroom windows in the rear elevation of the two storey side extension hereby permitted shall be glazed in obscure glass prior to first occupation of the extension and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly and to accord with Policy H12 of the Council's adopted South Oxfordshire Local Plan.
