That there is currently no detailed and acceptable plan for the redevelopment of the site and in the opinion of the Local Planning Authority the demolition of the buildings would not enhance the character of the Henley-on-Thames Conservation Area. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy CON9.
