Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That, prior to its first use for Class B1(a) or B1(b) purposes the roof of the building shall be clad with plain clay tiles samples of which shall be submitted to and approved in writing by the Local Planning Authority before any work commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
policy C11 of the Council's adopted South Oxfordshire Local Plan.
That prior to the first use of the building for Class B1(a) or B1(b) purposes, 5 parking spaces shall be provided in accordance with drawing no. 419.3 Rev B accompanying the application, and shall be surfaced in materials which shall first have been submitted to and agreed in writing by the Local Planning Authority. Such parking spaces shall be retained thereafter for the use hereby permitted.
Reason: To ensure that adequate parking is provided and adjacent trees are protected by the
use of a permeable surface in accordance with policies G11 and C16 of the
Council's adopted South Oxfordshire Local Plan.
That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area in accordance with policy C16 of the
Council's adopted South Oxfordshire Local Plan.
That, prior to the commencement of any work, details of any external lighting shall be submitted to and be approved in writing by the Local Planning Authority. Unless subsequently otherwise agreed in writing by the Local Planning Authority all lighting shall only be provided in accordance with the approved details.
Reason: To protect the character and visual amenity of the area in accordance with
policy C2 of the Council's adopted South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory and in accordance
with policy C11 of the Council's adopted South Oxfordshire Local Plan.
That, except with the prior written consent of the Local Planning Authority, the use of the building shall be restricted to a use falling within Class B1 (a) or B1 (b) of the Town and Country Planning Use Classes Order 1995.
Reason: The barn occupies a position in the open countryside which is generally quiet.
However, there are residential properties nearby and in accordance with policy C11
of the Council's adopted South Oxfordshire Local Plan the Local Planning
Authority wishes to ensure that the residential amenities of these properties is not
harmed by uses, and particularly vehicular movements, that could be associated
with some uses which fall within Class B1(c) and B8 of the Town and Country
Planning Use Classes Order 1995.
That no work shall take place at the premises except between the hours of 08:00 and 18:00 on Mondays to Fridays (excluding Bank Holidays) and 08:00 and 13:00 on Saturdays.
Reason: To ensure that the development is not unneighbourly in accordance with
policy C11 of the Council's adopted South Oxfordshire Local Plan.
