Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That samples of a plain clay tile to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory in accordance with policies H12 and CON6 of the Council's adopted South Oxfordshire Local Plan.

That the extension hereby permitted shall not be occupied until the external walls have been cement rendered white or cream. Reason: To ensure that the details of the works are satisfactory in accordance with policies H12 and CON6 of the Council's adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows (which shall be single glazed), external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with policies H12 and CON6 of the Council's adopted South Oxfordshire Local Plan.

That, notwithstanding any indications given in the application and prior to the commencement of the works hereby approved, details of the eaves and the arches above the windows and external doors shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with those approved details. Reason: To ensure that the details of the works are satisfactory in accordance with policies H12 and CON6 of the Council's adopted South Oxfordshire Local Plan.

That the rooflight window in the side (north) elevation of the extension hereby permitted shall be glazed in obscure glass prior to first occupation of the extension and shall thereafter be retained as such. Reason: To ensure that the works are not unneighbourly in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.
