Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That notwithstanding any indications as to those matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roof. Reason: To ensure that the details of the development are satisfactory and to accord with policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the development shall not begin until a detailed specification of the type, design and finish of all windows, external doors, rainwater goods and means of ventilation has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory and to accord with policy G8 of the Council's adopted South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: To protect local amenities and to accord with policy G9 of the Council's adopted South Oxfordshire Local Plan.

That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings and to accord with policy G9 of the Council's adopted South Oxfordshire Local Plan.

That the buildings shall not be occupied until the parking provision has been constructed, surfaced and laid out, as shown on drawing no. AGF.00.266.6; and such parking provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to accord with policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the seven letting bedrooms hereby permitted shall only be occupied and used as guest accommodation in connection with The Fox and Hounds as a public house and shall not be occupied or used separately therefrom. Reason: Planning permission is granted specifically to provide letting accommodation in conjunction with the existing business and in accordance with policy TSM5 of the Council's adopted South Oxfordshire Local Plan.

That, notwithstanding any details which may be shown in the application, prior to the first occupation of any of the letting bedrooms details of any external lighting shall be submitted to and approved in writing by the Local Planning Authority and thereafter any lighting shall only be installed in accordance with the approved details. Reason: To protect the character and appearance of the Watlington Conservation Area in accordance with policy CON10 of the Council's adopted South Oxfordshire Local Plan.
