Description
Demolition of existing building and outbuildings and erection of a new house and garages (as clarified by drawing nos.123/6, 123/7, 123/8 and 123/9 accompanying letter from agent dated 16 July 2001).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Thereafter, the development shall only be carried out in accordance with the approved details.
Reason: To safeguard the character of the area in accordance with policies G1, H4 and C2
of the adopted South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with
policies G1, H4 and C2 of the adopted South Oxfordshire Local Plan.
That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area in accordance with policy G8 of the adopted
South Oxfordshire Local Plan.
