Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. The development shall thereafter only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policies H12 and CON10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors, and of the type of brick bond has been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policies H12 and CON10 of the adopted South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the adopted South Oxfordshire Local Plan.

The development to which this permission relates shall not be exercised in addition to, or in combination with, any part of the development permitted under reference P00/S0720. Accordingly, this permission shall be alternative to the previous permission so that either, but not both, may be implemented. Reason: To prevent an inappropriate development of the site by the implementation or partial implementation of both permissions in accordance with policies H12 and CON10 of the adopted South Oxfordshire Local Plan.
