That the construction of a 24.5 metre long landing stage would result in an intrusive form of development, the undesirable commercialisation of a stretch of the river bank and displace existing casual moorings. As such the development would be detrimental to the character and amenity of the area and would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy R9.
