Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of the development samples of all external materials shall be submitted to and be approved in writing by the Local Planning Authority. In respect of the materials for the walls, this shall be by means of a sample panel constructed on the site and using an orange/red brick, lime mortar and Flemish bond. The development shall not commence until all materials have been agreed and shall only proceed in accordance with the agreed materials. Reason: To ensure that the details of the development are acceptable in accordance with policies G8, CON3, CON4 and C2 of the Council's adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are acceptable in accordance with policies G8, CON3, CON4 and C2 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the development full working drawings of the treatment of the doorway between the church and the extension hereby approved shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall only proceed in accordance with the approved details. Reason: As insufficient details accompany the application and to accord with policy CON5 of the Council's adopted South Oxfordshire Local Plan

That prior to the commencement of the development a staged programme of archaeological work shall be submitted to and approved in writing by the Local Planning Authority and the required work shall be implemented in accordance with the agreed programme. Reason: To accord with policy CON18 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are acceptable in accordance with policies G8, CON3, CON4 and C2 of the Council's adopted South Oxfordshire Local Plan.
