That the dwelling would not occupy an infill plot but would lie in a backland location and would result in increased levels of activity, noise and disturbance for the occupants of the surrounding properties, particularly Easby Orchard, Quickwood and the recently erected dwellings at the front of the site, which lie adjacent to the shared access drive. The development would therefore be detrimental to the residential amenities of the occupiers of these properties and would conflict with the policies contained in the Council's adopted South Oxfordshire Local Plan, particularly policies H18 and H5.
